Getting here, the steps in the house, what is provided, and the things worth knowing before a group of 22 arrives.

The house is built into a slope, and the climb from the car park to the top floor is a real one. Here it is drawn out, so a group with a wide range of ages can judge it before booking rather than on arrival.

Arrival

Where you park, and what is waiting

Worth forwarding to whoever is driving.

There is a car park beside the house with room for about 8 vehicles. Luggage comes in through the front door, roughly ten metres from where you park.

Bed linen, towels and bath mats are provided, along with a welcome pack of milk and biscuits, and tea, coffee and sugar in the kitchen.

The house handbook sits on the sideboard in the hall with everything else you might need, including emergency contact details.

  • Mobile coverage in the valley is very variable. There is wifi in the house.
  • The lane off the A40 is single track for about a mile, with no street lighting.
  • Cots, high chairs and safety gates are in the house, and travel cots are in the second-floor store.
  • The house is arranged over three floors, and there is no lift.

Before you book

How many can come, and what we ask at the end

Number of guests You are booking the house for a maximum number of 22 people (whether adults or children) plus two infants in cots. Extra guests cannot be accommodated without our express approval at the time of booking and if accepted will incur an extra charge.

Acceptance of children We welcome children of all ages.

Cleaning While we do not expect you to leave the house in precisely the condition you found it, if we have to incur extra cleaning charges through lack of care on your part we will pass those charges on to you. At the end of your stay we expect you to put rubbish in rubbish bins or correct recycle bins, remove any cigarette ends, clear up any pet faeces from outside, clear the tables, wash up and put away. Please ensure you take home any gas canisters or pressurised cans as we are unable to do so without incurring a cost.

To help you clear up any mess or spills during the weekend, there is a vacuum cleaner and cleaning tools and products for your use. Please tidy any toys and games back on to the shelves, and replace any furniture you may have moved. Check all water taps and lights are off.

Finally, close windows and lock the doors.

House things worth knowing

The hot tub

In use from nine in the morning until ten at night, and it works best with no more than six people in it at once.

On the first night

The tub is professionally prepared before you arrive, but it may not be up to temperature on your first evening.

Dogs

Up to 3 well-behaved dogs at £50 each per stay. Not on the beds or the furniture, so bring something for them to sleep on.

Smoking

Outdoors only, in the areas you will be shown on arrival.

Fireworks

Sorry, no fireworks.

The garden

There is a patio, decking and a small grassed area, but no lawn big enough for ball games. The walks from the door more than make up for it.

The access statement

Holly Tree House is a detached three storey Victorian house set in an elevated position in a wooded gorge with views across the river.

We have tried to provide as much information as possible in this statement. However, if you have any queries please call. We look forward to welcoming you.

Changes are made to improve the house on a regular basis so there may be occasions when there is a slight difference between what is written here and what you find on arrival. We expect those changes to be for the better.

House Handbook on sideboard in hall. Contains information and notices regarding the house along with emergency contact information/details.

A member of staff can arrange to meet & greet you at the property to show you the house and inform you of all the functions.

Check-in & Check-out

We ask all holidaymakers to vacate the property they are staying in by 10am on the last day. There is unlikely to be any flexibility on this time due to cleaning arrangements.

The Property

We encourage owners to make their group self catering holiday accommodation as accessible as is reasonably practicable. We advertise a number of properties as 'suitable for those with some mobility problems', in which case access from the car drop-off point to the property is short and fairly level (2 – 3 steps up or down at most), the living room and kitchen are easily accessible and there is a bedroom and bath or shower-room with w.c. on the ground floor. If we say a property is 'suitable for wheelchair users', it means that the property and facilities have been designed with wheelchair users in mind. If you have disabled people in your party, please always discuss the property's suitability for them with us, in detail, before booking.

Booking & Payment

Yes. Do let us know in writing and in advance, the names of all guests, their ages (if under 18) and the dates they will stay in the property. The overnight total must not exceed the maximum number the property is advertised as accommodating. If you do have a change of guests mid-week do make sure you inform us if you require additional linen and towels, for which we will make a charge.

Local Area

Yes, (see www.wyedeantourism.co.uk or our own Blog or Things To Do pages on each Property listing for local information). These include articles, background information on the area and contact details regarding places to eat, local producers and things to do whilst you are on holiday.

Pets & Allergies

We welcome 3 well-behaved pets. Pets are chargeable at the rate of £35 per pet per stay (booked as a chargeable extra). Pets are not allowed on beds or furniture. Please bring something for your pet to sleep on. If we find pet hairs on bedding or furniture we shall retain monies from the bond for cleaning the soiled item(s) as we will if we find pet faeces in the garden. It is your responsibility to remove this.
